  10. Land prices are flying, with the average cost of land on the Black Sea Coast at 150 Euros per square meter, which is predicted to rise to over 400 Euros in the next three years.
  11. In the last two years property prices have risen by over 50% in some regions and are expected to grow at the same rate as has seen with the recent boom in the Spanish market.

Background - info for prospective buyers

I became involved with properties in Bulgaria through a friend I met at our local gym in Bungay. He is Bulgarian and his name is Martin Dyakov, from Bourgas. I have known Martin for about two years now and trust him implicitly; he worked in the UK for about three years before returning home last spring to concentrate on our joint property venture (MG Property Developments) and other projects in association with his Dad’s family run building firm Dyakov Properties. Why invest in Saint Vlas?

Simply - location and price. Saint (Sveti) Vlas is situated at the foot of the Balkan Mountains, surrounded by picturesque scenery and a beach line totalling 15 kilometres. It is a preferred destination for holidaymakers and investors because of its winning combination of sea and mountain climate. Four kilometres north of Sunny Beach, Saint Vlas is only 25 minutes from Bourgas and around 1 hour from Varna international airports. Saint Vlas is also situated in the biggest tourist area in Bulgaria: the so called Riviera consists of Aheloi, Ravda, Sunny Beach, Saint Vlas and Elenite. It is the only resort in Bulgaria with a completely south facing sandy beach.

Saint Vlas is quieter than Sunny Beach, but is close enough to Sunny Beach to benefit from its restaurants, shops and other facilities. Property there is also much cheaper then Sunny Beach!

Saint Vlas is a fast-developing seaside settlement with a good, well-established social and technical infrastructure: it has local shops, a doctors, kindergarten, elementary school, library club and a health centre. The town is also famous for its brand new and beautiful yacht port, which is being developed close to the water base of the local fishermen. Saint Vlas is a modern beach destination, with brand new hotels and tourist facilities and a new marina (see the attached photos in the Saint Vlas.zip file).

The immediate proximity of Saint Vlas to Sunny Beach is an important factor for the ever-increasing number of investors. While you are more likely to spend a busy night life at Sunny Beach, you can get away from the hustle and bustle and relax in the quieter location of Saint Vlas – ideal for the whole family – grandparents to grandchildren!

Why invest in Bania?

Again, location and price. Bania, by contrast to St Vlas, is a picturesque rural town situated in beautiful rolling countryside, on the main E87 approximately 35 kilometres north of St Vlas and midway between Nessebur and Bjala. It is also three miles from the coast and boasts a beautiful, unspoiled and undeveloped bay with wide sandy beaches. 

It is a close-knit community whose natural charm and beauty has attracted a number of foreign investors who want to experience a more authentic Bulgarian lifestyle in the peace and tranquility of the countryside yet close enough to the major towns so as not to be isolated. Like St Vlas, property prices here are much cheaper than the main towns and cities although capital growth in the last three years has been very good.

The hilltop air is fresh and the views of the valley below stunning. A real picture postcard place, again ideal for the whole family!
